THE CHALLENGE
Our client, a leading manufacturer to the pharmaceutical industry were on the lookout for a small warehouse in the Huddersfield area so they could set up the UK distribution arm of their business. After reviewing various units, they located a brand-new industrial unit on the outskirts of Huddersfield that showed potential. The challenge with the unit was the size. It was slightly smaller than they required however they knew that with the installation of an office mezzanine floor they could double the floor space of the unit. As with most brand new industrial the units were sold with minimum facilities. This unit was fitted with a small reception/office area with space for a DDA WC, WC and small kitchen as part of the developers build spec.
THE SOLUTION
Alex contacted Nexus Workspace on behalf of the client (PTC Tools) to meet at the industrial unit to discuss the scope of works that would be required to make the building suitable for the client. The unit was already fitted with a small ground floor office and WC block, however, to accommodate the staff and huge range of products that PTC Tools stock they required additional space. A large 600 square metre mezzanine floor was required to supplement the existing office block which would offer space to allow a first-floor office fit out and space for shelving bays. Overall, the requirements were: Mezzanine floor (for offices and storage), open plan office space, WC facilities, Canteen, Locker rooms, Meeting and boardrooms, Singular offices, Tea points, shower rooms, Warehouse workshops, Packing stations and a trade counter area.
Nexus completed a site survey and created a comprehensive design and costings for the project which was presented to Alex and the client at their existing premises.

THE RESULTS
Working with Alex (JA Lewis Development Consulting) and Sarah Charlesworth (Harris Project Management Limited) Nexus were appointed Main contractor & Principal Designer for the full fit out of the industrial unit. The project lasted approximately 16 weeks and Nexus delivered a fully functional workspace ready for the client to move straight into. Nexus completed all aspects of the project including mezzanine floor, partitioning, joinery works, plumbing, electrics, data, air conditioning, ventilation, flooring, suspended ceilings and much more. The client now has a state of the art facility that they can grow their business for many years to come.
