THE CHALLENGE
Our client, a leading manufacturer to the pharmaceutical industry were on the lookout for a small warehouse in the Huddersfield area so they could set up the UK distribution arm of their business. After reviewing various units, they located a brand-new industrial unit on the outskirts of Huddersfield that showed potential. The challenge with the unit was the size. It was slightly smaller than they required however they knew that with the installation of an office mezzanine floor they could double the floor space of the unit. As with most brand new industrial the units were sold with minimum facilities. This unit was fitted with a small reception/office area with space for a DDA WC, WC and small kitchen as part of the developers build spec.
THE SOLUTION
The company found Nexus via Google and contacted us to arrange a site visit. Our Sales director (David Newsome) attended the enquiry and met the MD to discuss the requitements. The requirements were – office for six to eight people, single person offices, meeting space, additional WC’s and the fit out of the office/reception, WC and kitchen area that was left as a breezeblock shell. The company wanted to utilise the warehouse floor space for their goods in/out operations and didn’t want to impact on the limited space available, so the solution was to install all the required area up on a mezzanine floor that could be used for office space. During the initial meeting we conducted a site survey and discussed all the requirements required by Nexus. The client was looking for a full-turnkey fit with the idea to hand Nexus the keys to the building with a view to us handing back a fully functional warehouse.

THE RESULTS
We installed an office mezzanine floor from front to back in the unit. This allowed enough space to accommodate all the requirements on the clients list. The office mezzanine floor acted as the platform to build the office space, and we fitted out the offices and meeting space using a fully insulated stud and track partitioning system. Window modules were introduced over-looking the warehouse space to create a more open environment as the unit had no external windows. We included all the electrics, air conditioning and ventilation systems as well as the plumbing to fit out the WC’s and kitchen area.
In the existing space we plastered and skirted the walls, installed a suspended ceiling, and installed a brand-new kitchen and WC’s. We finished of the scheme with a hard-wearing floorcovering.
Overall, the fit out looks fantastic and provides a great facility for the company to operate from. By taking on a small unit and improving the space with an office mezzanine floor the company have been able to keep their overheads to a minimum
