THE CHALLENGE

Western Automation are a leading distributor of heating, ventilation and air conditioning controls within the UK. They supply a host of customers ranging from gas fitters and service companies through to system integrators who build BMS systems (Building Management Systems) and end users.

Since moving to Leeds from Dewsbury back in 2009, Western Automation had slowly outgrown their previous premises and had decided the time was right to move to a larger premises in the city. ‘Over the past ten years we simply outgrew the place and we were bursting at the seams both in regards to stock and staff.’ – Nik Billingham, General Manager, Western Automation.

After identifying a new warehouse premises, they had to find a design and build contractor to create the facilities they needed within their new space.

‘We had a design and an idea in mind, I got in touch with David at Nexus and he came to visit me in this very location when it was a building site. He was very professional and very advisory as to the type of layout that I wanted but also the type of layout that he would suggest. Which was different from the other contractors that we invited in as they just worked off my plans. David’s plans and David’s ideas seemed to work and flow a lot better.’

THE SOLUTION

Western Automation’s new premises is a brand new warehouse, and as we find with almost all new industrial units, they are an empty shell apart from a basic office and WC area. So before they could move in, they needed their warehouse fitting out to their requirements.

They required office facilities to house their sales team, a reception area for visitors and storage facilities for their growing stock numbers. To make the most of the space available to them, we suggested an office and storage mezzanine floor solution.

We incorporated the existing office facilities by creating a knock through to the new office space that we created on the ground floor, thus creating a large open plan office for the sales team. The roof of the existing office facilities was deemed safe to use by a structural engineer so we incorporated it into the 1st floor office space by adjoining the mezzanine floor to it.

The new first floor office facilities consisted of three small offices for the General Manager Nik and their external sales team members, a large meeting room, a breakout area and a central corridor connecting the rooms.

Elsewhere in the warehouse, Western Automation needed somewhere to store their stock so we recommended a storage mezzanine floor solution, which allows them to take advantage of the space above head height. This enables them to store products both above and below the mezzanine, essentially doubling the space previously available to them.

‘The process of working with Nexus was really easy. David came with his team and presented all the plans, all the processes, the health and safety aspect and once the construction phase begun, they took over every aspect of the building work, the schedules and the contractors coming in to do their third party fixes. Which really meant that I only had to visit once or twice a week.’
